Contract Structure
Here at RD3, we have two ways to pay. Cost-Plus construction and Standard Cost construction. We let you choose to allow you to get the most out of your money.
Standard Cost Construction
This is a more typical way of home building. You tell us what kind of square footage and features you're interested in, and we will tell you an estimated price, with the builder fees already included. This is a number that you'll need to take to the bank to secure lending. Lock everything in early and leave the hassle to us.
Cost-Plus Construction
As the name would suggest, you pay for whatever the materials and labor would cost - plus the builder fee. The fee would be a standard number that we would agree on before construction. As an example, if the concrete cost was $10,000 and our agreement was 10%, then we would invoice you for $11,000. Rates vary depending on funding. If you stop paying, we stop building. This method is usually popular among private investors.
